Documents needed for sales

When selling, it is important to be prepared and have as detailed and complete documentation as possible. This increases interest in the property and the chances of a good sale price. As a seller, you have a duty to disclose, which means that you must inform about any errors or deficiencies that you know of or suspect. The buyer then has a responsibility to carefully examine the property before the purchase is made.

Here are some important points to highlight:

  • History of the farm – information about ownership history, purchases, extensions or other events that may be of interest to the buyer.
  • Mortgage deed – older, physical mortgage deeds may still exist, even though most are now electronic and registered with the bank.
  • Lease and rental agreements – both written and oral agreements, such as hunting leases, which may be important to document.
  • EU compensation and support – whether the farm has received support or compensation within the framework of EU programs.
  • Building maps, drawings and other older documents – these can be very interesting to a potential buyer.
  • Updated forestry plan – for the part of the farm that is forestry.

Prepare the farm for sale

To make a good impression on potential buyers and highlight the farm's full potential, it's important to prepare the farm properly. Here are some tips on what you can do before selling:

  • Clean and tidy – Many farms have accumulated old trash over the years. Clean it up before the show so that the farm looks well-kept.
  • Cut grass and weeds – around outbuildings, fields and farm centers. It's a small effort that makes a big difference in how the farm is perceived.
  • Painting and maintenance – Paint buildings that are in good condition, while buildings with rot or major problems should be left as is, so that speculators can assess them for themselves.
  • Look over roads – Maintain forest and access roads so that they are in good condition.

The sales process – step by step

The first step is a personal, no-obligation meeting where we go through the entire property together. We discuss your vision for the sale, as well as the farm's potential and value. During this meeting, we gain a good understanding of the property and your intention with the sale.

After our visit, we assess the market value based on several factors, such as the location of the property, the condition of the buildings, the quality of the land and the facilities available. The valuation is also based on previous sales in the area and current market conditions.

A quote with a value estimate is then presented.

Once we have agreed on the structure, we move on to preparing the farm for sale. This includes collecting all relevant information and documentation about the property, such as:

  • Easement deeds
  • Maintenance and renovation history
  • Any lease or rental agreements
  • EU support entitlements and grants received by the property
  • Floor plans
  • Updated forest management plan (if applicable)
  • Photography

We create a detailed presentation of the farm and its unique features, both practical and aesthetic. This can include professional photos, drone photos, videos and descriptions of the different parts of the farm.

Our marketing spans multiple channels that we tailor to each individual sale. We use both traditional media and digital platforms, such as property portals, social media and our own network. Our goal is to reach the right target group and generate interest among the right potential buyers.

We ensure that all speculators receive a thorough review of the farm and its potential and we answer any questions that arise.

If several speculators show interest and make offers, we will handle the negotiations. Our goal is to get the best possible price for you as the seller while ensuring that the buyer gets a fair and secure deal. We will assist you with advice on bidding, negotiations and other issues that may arise during the process.

Once we have agreed on a price and the terms are in place, we draw up a purchase agreement. This agreement includes all the details of the purchase, such as payment terms, occupancy date, and any warranties or specifications relevant to the sale.

The property is handed over upon possession. Keys are handed over along with all necessary documents for the buyer to obtain title deed. Upon possession, we meet at our office or at the buyer's bank.
